Our management fee covers everything from listing creation, pricing optimisation, guest communication, check-in coordination, cleaning management, maintenance handling, and more. Those that choose to may also have property consumables, linen, towels and other inclusions provided by us.

No, our pricing consists of a listing fee plus our ongoing management fee. Any additional costs, such as excessive cleaning fees or maintenance expenses, will be clearly communicated and deducted from rental income.

While we can’t guarantee a specific amount, we can provide local market data which will give an accurate range of what similar properties are achieving in the area. We constantly optimise your listing and pricing to achieve the best possible results based on market trends and demand.

There are 3 major ongoing costs to running an Airbnb property: 1. Platform fees (ie Airbnb fees): Paid to the platform which takes the guest booking and can range from 10% - 15% plus GST.

2. Cleaning costs: The cost of the turnover clean of your property to prepare it for the next guest group.

3. Management fees: Our commission which is applied to the net rental income (total income minus platform and cleaning costs). Each of these 3 costs is deducted from the rental income, with the remainder being transferred to you.

We process owner payouts every Monday and transfer the funds every Wednesday. For a payout to be processed we need to receive the guest payment from the relevant booking platform. Platform payout schedules do differ. e.g. Airbnb sends payouts the day after check-in whereas Booking.com sends payouts the Thursday after check-out.
